PRESENT
Members:
Chairman John Bulman, Mr. Harvey Gates, Mr. Rich Lane, Mr. Roberts, Mr. Woods, Mr. Limbacher joined the group at 7:15.

I. CALL TO ORDER - 7:02 p.m.
II. AGENDA
MOTION by Mr. Bulman, SECOND by Mr. Gates, and UNANIMOUSLY VOTED 5-0 to accept the agenda as submitted.
III. NEW BUSINESS
1.
The LAND Grant reimbursement for Bjorkland-Wheelwright is due by June 30, 2011. Mr. Bulman commended Joe Wood and Bill Limbacher did a tremendous job getting the baseline management plans completed. CPC submitted them to Celia Rachael. In regards to the CR, we got comments back from Irene DelBono at EEA. We need to revise it and send it back to her. The only thing that needs to be completed is the CR. The Treasurer is doing the affidavits and reimbursements. The Selectmen and Conservation Commission are also signing off. The signage proposed for the property is too big. Mr. Bulman is hoping to revise the sign to a 24 x 24 sign. This sign is just to satisfy the grant. Mr. Bulman stated that if this sign were for the kiosk and the entire parcel of land, showing the different trails that would be a different issue.

Crosbie Property: Mr. Bulman addressed the group repeating the process of application. The application for eligibility was received last October. The board approved the application. CPC approval then went to the Advisory Committee and the Selectmen. A week before town meeting, Crosbie wanted to change a piece of the frontage. Mr. Bulman spoke of what was discussed about the parcel / frontage. We are planning on leaving the purchase and sale the way it is written. Mr. Bulman told Mr. Beal that he would look at any requested change in the parcel configuration after Town Meeting, but made no commitments to change anything. The CPC spent 5 months approving the application for eligibility and funding and then a week prior to Town Meeting the applicant is looking to change the proposal.

Contract for Review Appraisal: Mr. Bulman has already signed a reviewed appraisal on the Crosbie Property along with the Town Administrator. There is an appraisal fee for $4,000.00. The review was $3,600.00. There was a MOTION by Mr. Limbacher to approve contracts for $4,000 for the appraisal and for $3,600.00 for the review appraisal, SECONDED by Mr. Gates. UNANIMOUSLY VOTED 6-0.

Mr. Bulman said thank you to Joe Wood and Scott Roberts for their work on CPC. The process to replace Karen Crowell as Administrative Assistant has started. Mr. Bulman stated he would like to be part of the hiring process as the CPC Board will be the one working with the new Administrative Assistant.
At 7:37 pm there was a MOTION by Mr. Limbacher to adjourn, SECONDED my Mr. Bulman. There, being no further discussion, it was UNANIMOUSLY VOTED 6-0 to adjourn.
